I live in Melbourne and recently read FEMA is remapping flood zones in Brevard County including the beach side communities of Satellite Beach, Melbourne Beach, Indian Harbor Beach, and Cocoa Beach. If I am not currently in a flood zone what is the advantage of buying flood insurance now?

If you are aware that flood remapping is taking place in your community, and you don’t have flood insurance, now is the time to buy it before remapping takes effect. In that case, you will be able to take advantage of grandfathering of that policy at the current rate.

The government allows for grandfathering, a reduction in rates, for those who maintain flood insurance.

What is Grandfathering?

Grandfathering allows policyholders who buy or maintain flood policies before new flood zoning maps are adopted to keep their current coverage and retain the lower-risk zone rate. If the new mapping is more favorable, policyholders may opt to shift to the new zone rate.

Those who are eligible for a Preferred Rate Policy (PRP) before remapping is adopted can buy a PRP now and convert it to a standard policy on renewal with a “grandfathered zone” at the reduced rate.
